Asbestos Surveys and Analysis In London If you are a homeowner or someone who is responsible for a building it is highly likely that you have a legal requirement to ensure that you have identified any possible asbestos containing materials within that building. This is done through an asbestos survey and to ensure asbestos is being managed in the correct way.
Asbestos can be found in many different products and the best way to ensure you are not at risk is to have an asbestos survey. At Best Environmental Solutions Ltd we conduct both management and Refurbishment and demolition (R&D) surveys.
It is also commonplace that mortgage lenders would request an asbestos survey is carried out when a property is being mortgaged or remortgaged.
Asbestos can be found in many products and forms including:
Insulation Textured Decorative Coatings Heating Duct Wastewater Pipes Concrete Cement Products Toilet Cisterns
A survey will identify and locate Asbestos Containing materials, this can enable the risk of exposure to these fibres to be reduced as the correct measures can be taken to manage or remove the asbestos-containing materials. A survey can also assess the quantities and confirm the type of asbestos.
The 2 main surveys we can conduct are certified by the British Occupational Health Society.
Management Survey - This involves a visual inspection of the area of works. Samples are only taken from exposed suspected asbestos-containing material areas. Any areas which cannot be accessed can only be presumed.
Refurbishment and Demolition Survey (R&D) survey - This is a far more detailed survey of any part of the property the works will take place and will include plans and photos. Samples of any potential Asbestos will be taken and analysed by an independent company. This survey is necessary before any works can take place. A builder or contractor may stop work if they believe they are working within an area that contains asbestos without a report being present.
